ValleyWide: Redefining Real Estate Services
ValleyWide is pioneering a new approach to real estate in the Lehigh Valley called Integrated Real Estate Solutions. Property management, maintenance, construction, financial services, accounting, leasing and sales are all coordinated by ValleyWide as part of this process. By overseeing all phases of property operation, ValleyWide is in position to take a broad view of the property from multiple perspectives and prioritize needs and allocate resources for maximum return.
In the past, real estate has been a fragmented, niche industry that has failed to take advantage of the possibility of integrating services. For more than two decades, ValleyWide fit comfortably into that mold. Only property management and maintenance services were offered, and the company operated on a transactional, one-deal-at-a-time basis. At the end of 2007, a new management team took over the business and began retooling the business to implement Integrated Real Estate Solutions. Company operations are no longer transactional, but integrated, with a focus on protecting and increasing the value of real estate.
In less than two years, ValleyWide’s management team has transformed an organization comfortable with the status quo and incremental change into a forward-thinking and aggressive integrated real estate company. New services and business units have been launched, including a financial services team and a commercial and residential brokerage office, and existing services have been updated and improved with new systems, leadership and processes. A formal organization structure has been installed, with new, experienced leadership supported by a talented team of professionals.
The quality of ValleyWide’s staff has been steadily upgraded since the change in management. The first employee hired by the company, John Eastman, brought two decades of high-level facilities and property management experience with a major REIT. John now heads the commercial property management group where another veteran employee, Nancy Flanagan works as a Commercial Property Manager. Prior to joining ValleyWide, Nancy managed a 411,000 SF office building in New Jersey which was recognized with a prestigious TOBY for Building of the Year.
Even the foundation of the company—property management—has been redefined. One common characteristic of most property managers is reactive service: only after a problem arises does it get attention. ValleyWide has invested in new high-end software which offers real-time information so property managers can identify potential obstacles and take proactive measures resulting in savings for customers. Now, ValleyWide manages real estate worth in excess of $1 Billion, including over 1,000,000 SF of commercial and industrial real estate and 4,000 homes, making it the largest independent property manager in the Lehigh Valley.
ValleyWide places a high value on finding, attracting and retaining talented people. The company is finding success with a blended staff of experienced senior employees and young, bright minds that are groomed as the next generation of leaders. Paid internships are offered to students from local colleges, which have led to several promising young employees joining the company. Recently, two Moravian College graduates have joined the company. Kim Gialanella, a former captain of Moravian’s field hockey team, now puts her leadership skills to use as a Property Manager for ValleyWide. Kim helped launch ValleyWide’s internship program. Matt Hart, a 2008 Magna Cum Laude graduate was hired as a Systems Analyst. He has been instrumental in the company’s transition to new software. Programs are also in place to support the continuing education of existing staff, including college coursework and assistance with obtaining professional designations. Recently, Jodi Gerhart, a long-time member of the Accounting Department earned her Bachelor’s Degree in Accounting from Cedar Crest College. Thanks in part to her new set of skills, Jodi was promoted to Assistant Controller, and now serves as deputy manager for the Accounting Department.
The future continues to look bright for ValleyWide. Even in a soft real estate market, ValleyWide is demonstrating that Integrated Real Estate Solutions will not only weather the storm, but position the company for strong growth in the next business cycle. Thanks to investment in first rate support systems and a well-trained staff, ValleyWide will have capacity to add customers without increasing expenses, leading to greater profitability and cost savings to our customers.
